Finding the right expat property in the Philippines
For expatriates searching for a new, affordable life in retirement along with good weather, genuinely friendly locals and a cost of living which won’t break the bank, the Philippines is perhaps the best of Southeast Asian locations. The country is an island archipelago stretching southwards and containing everything from ultra-modern cities to beachside rural backwaters. Many areas have new developments aimed at retirees, with the choice ranging from condominiums and apartments to luxury villas in gated compounds. Every island has its own charms, and spending a while touring until you’ll found your home from home is the best way.
For those arriving to work, the cities have all the conveniences necessary, including international schools, malls and modern medical services. Condos and studios are the best options for those needing to live close to the workplace, and affordable home help is easily available if housework is simply too much of a chore. Unfurnished apartments allow for creativity as regards home décor, and houses are best for those with families to consider. Obviously, homes close by city centre amenities or beaches can be slightly more expensive.
House hunting can include the internet, real estate agencies and the classified ads section of newspapers, as well as by asking new friends about what’s available and where. It’s a good idea to have a Tagalog-speaking expat or trusted Filipino friend at your side to help with negotiations and the inevitable bureaucracy, as well as a lawyer who’s au fait with local laws as regards foreign property purchase. There’s a huge selection of available property, both for rent and for purchase, but it’s best to avoid properties which seem ‘as cheap as chips’ as construction may not be all it seems. Restricting yourself to one reliable agency will save time and, eventually, money, and you’ll not be overwhelmed with endless calls offering properties which don’t fit your specifications.
